Loopy Limited is constantly scouring the marketplace for commercial opportunities. If you are an investor that is looking for eye popping returns or a tenant that wants to own part of the building you are leasing, then Loopy Limited is your last stop. We also have options for non-profits as well as for-profits. Interim or construction financing, permanent financing or equity pieces of an investment are all part of the investment services we provide. Loopy Limited has a good reputation with banks and other lending institutions that allow us to be more nimble with our finances. In the end you can have the best real estate deal in town but if you can’t get the lenders to finance it then you don’t have a deal. You’d be surprised how many perfectly good real estate investments don’t take place because the lender isn’t on board or doesn’t have confidence in the borrower. Up front document negotiation is also very important and Loopy Limited has learned the hard way about poor up front document negotiation. That’s called experience and we have it.
Our investment numbers are based on market realities, not puffed up projected pro-formas that never materialize. We wouldn’t dream of buying something on a 6 cap without a very solid exit plan. We look at our investments strictly from a common sense point of view and never forget that we exist to make money. Most of our real estate investments have a five to seven year horizon mainly because instant gratification rarely works and long term investments tend to flatten out after year seven.
Loopy Ltd. is in tune with the macro side of things as well as the micro. If the economy is going to hell in a hat box then we will probably pay more attention to that information than tempting local trends. In the back of our minds we never feel we have to make a deal. This is not to say we don’t take risks, we do indeed.
